The James City Economic Development Authority approved a contract to create conceptual site layouts for a new building in the James River Commerce Center Thursday.
The unanimous decision by the authority tasks Vanasse Hangen Brustlin with coming up with three potential layouts for the building: a manufacturing facility, a warehouse facility and a cross-dock operation, according to the request for proposal. Vanasse Hangen Brustlin estimated it will cost $2,400 to complete the job.
“It’s a big step forward for the property,” authority chairwoman Robin Bledsoe said.
A previously approved site plan envisioned the building as being 81,000 square feet. The authority wants to expand the building by 600 square feet and the conceptual layout plans would map out a building of that expanded size, according to the request for proposal.
The shell building would be located on 11 acres in the northern portion of the James River Commerce Center, at 8925 Columbia Drive in southeastern part of the county. Currently, the land is vacant.
The authority intends to subdivide the building’s land from the center’s parcel in the future, according to the request for proposal.
Though the facility will have three potential layouts, they would be somewhat similar. All layouts would include four receiving doors, separated access for cars and 53-foot trucks as well as two drop spots for trailers. While the manufacturing and warehouse facilities would possess four shipping doors, the cross-dock operation would have six. All three layouts would have four receiving doors. The parking lots included in each layout range from 50 spots, for the manufacturing and cross-dock facilities, to 20 spots for the warehouse, according to the request for proposal.
The interest in multiple layouts stems from a desire to make the building as appealing as possible to as many companies as possible, authority director Amy Jordan said.
Three firms had pitched proposals to draw up the conceptual layouts. The authority selected Vanasse Hangen Brustlin for the job over AES Consulting Engineers and Timmons Group.
