Monticello Shopping Center facade to be discussed at meeting Thursday


WILLIAMSBURG – The Monticello Shopping Center could look very different in due time.

Representatives from Broad Street Realty — the Maryland-based company in talks to buy the center — will go in front of the city’s Architectural Review Board Tuesday to make public the first iteration of their plans.

Broad Street Realty bought the Williamsburg Shopping Center for $13.3 million in January.

In July, CEO Michael Jacoby said he expected the 78,396-square-foot Monticello Shopping Center to be under Broad Street’s control by the end of the calendar year.

Only the outside look of the center is under Architectural Review Board members’ purview.

The more detailed plans about what Broad Street plans to do with the center will fall to the city’s Planning Commission at a future meeting.

Both centers will serve as anchors of Broad Street’s attempt to revitalize an underperforming area of Williamsburg.

Terry Deaver, owner of the Peninsula Ace Hardware on Richmond Road, has agreed to move his store from the into Monticello Shopping Center as part of the redevelopment efforts.

Broad Street CEO Michael Jacoby said his company was also negotiating with Marshall’s into the Monticello Shopping Center.

Nawab Indian Cuisine, Retro Daddio, Soaps and Suds laundromat and CHKD Thrift Store are among the stores currently in the Monticello Shopping Center.

City Council approved a special-use permit that will allow Broad Street to redevelop the Williamsburg Shopping Center.

They envision the area as a residential and retail hub that could include a hotel, a Whole Foods grocery and other developments.

To get approval of their plans for that purchase, developers went through the Architectural Review Board, then the Planning Commission and eventually City Council.

Erin Burke, a principal planner for the city, said the process won’t quite be the same thus time around.

There’s no special-use permit at play, she said, because Broad Street plans to keep the stores in the Monticello Shopping Center as commercial properties.

They’ll go in front of the city’s Planning Commission with their plans at a future meeting.
